New modern farmhouse in West Linn for sale at $2.2 million comes with trout-stocked pond

The modern farmhouse, beloved for its comfortable charm and open, inviting kitchen, is an idealized version of dwellings built more than a century ago. And that’s the way it should be. Instead of hauling water inside with a bucket, today there’s a stylized, deep apron sink and so much more.

Take a look at a brand new farmhouse for sale in West Linn.

The 1.32-acre property at 1088 Ninth St. includes a private trout-stocked pond and other “wow factors,” says listing agent Tracy Hasson of Cascade Hasson Sotheby’s International Realty. “In this shifting market, no corners can be cut and we are confident this home will stand out.”

The asking price: $2.2 million.

The handsome residence, completed in 2022, has the classic modern farmhouse exterior of white siding — horizontal on the main level and vertical board and batten on the second story — with black window frames and roof.

Inside, evoking the handcrafted farmhouse aesthetic, are wide-plank floors, exposed ceiling beams and plenty of rift-sawn oak display shelves.

A see-through fireplace is surrounded by white-painted brick in the living room and charcoal-colored cultured stone in the den.

The open kitchen is also a showcase of the style’s signature color palette with white cabinets, black soapstone counter tops and a backsplash of custom white subway tiles. A Wolf cooktop and double oven, Sub-Zero refrigerator and other appliances are finished in stainless steel.

There is seating at the kitchen island and the adjacent dining room faces tall glass windows framing the view of nature: trees, water, wildlife and sky.

Also included in the 3,336 square feet of living space are four bedrooms, a bonus room, three bathrooms and a powder room.

A walk-in closet in the primary suite, a pantry off of the kitchen as well as a laundry and mudroom room have built-in storage, helping to maintain another element of the modern farmhouse style: Cozy, but clutter free.

Outdoor entertaining spaces include the covered deck and a terrace overlooking the pond and seating around the gas fire pit. Flat land allows for a sports court, pool, grass field and outbuilding, says Hasson.

The garage has space for three cars.

“The buyer who will love this home is seeking the hard-to-find mix of a country setting while staying close to the city amenities,” says Hasson, adding that waterfront Willamette Park, Historic Willamette Main Street, and a boat ramp are in walking distance.

Century-old farmhouses made the most of timber, brick and other natural materials, whether collected nearby or brought by railcar in a kit. New homes borrow classic farmhouse characteristics of shiplap siding and the invented idea of interior barn doors.

Old farmhouses didn’t have towering fireplaces in giant great rooms either, but they did have kitchens large enough for everyone to gather to prepare meals and a strong connection to the outdoors.

The modern farmhouse has a foundation of the traditional style, with a porch and pitched roof silhouette, along with the contemporary concept of expansive glass to draw in natural light.

Amplifying crisp white walls are industrial-style black lighting fixtures and hardware. Schoolhouse (formerly Schoolhouse Electric) creates “pieces with a past” in its historic Portland factory.

Portland-headquartered Rejuvenation has a collection of farmhouse furniture, rugs, planters and shelves, evoking the timeless, highly livable style.

HGTV’s Design Star, interior designer and author Emily Henderson of Portland, who helped revitalize the pretty and practical farmhouse style, posts about remodeling her family’s 120-year-old mini farm, and has partnered with Rejuvenation to offer decorating ideas at Project Collective: Emily Henderson.

Lifestyle Expert Amanda Pendleton of the real estate marketplace Zillow says the modern farmhouse appeals to homebuyers because it supports the way people live.

The casual, rustic aesthetic is meant to be lived in, she says. “Nothing is precious and the more wear and patina, the better, which makes it so appealing to buyers with children or pets.”
